On our move out, we spent a day cleaning and scrubbing baseboards, stove, fridges, got carpets cleaned and the whole nine yards. We got dinged for $275 for cleaning and removing the "soot" throughout the house from the fireplace that we NOT ONCE used the entire year we rented. They also charged us $400 for painting baseboards, filling some nail holes, and replacing some light bulbs (which we left there for them).
The team at Pointe South has been a delight to work with and was incredibly helpful in our transition. I would highly recommend them. Tracy was a real standout and worked outside of regular business hours whenever needed.
Literally the worst property management company I have ever leased through, and I have leased through many. Tracy Jackson, in particular, is rude and a nightmare to deal with. She does not return phone calls, she does not keep up with her tenants, and the company in general is shady. We had a non-functioning washer/dryer set in the garage of our house since the day we moved in. Tracy told us she would handle getting them removed, and never did... I called and left a message to remind her about them, and nothing was ever done. We were unable to use our garage for the entire time that we lived there.
We had a bat infestation in the beginning of our lease and it took over a week for someone to get back to us and another week or so for someone to do anything about it.
Out of the many properties we rented from various rental agencies, this was by far the poorest ran of them all. We had multiple problems with the air conditioners (which were new units). We had the HVAC company come out at LEAST 4 times (which took forever to get them out there). The result: "We don't know what to do, we have to call the manufacturer." We had the pump back up multiple times and leak throughout the foyer, the heat wouldn't work unless it was on emergency heat. We also had mold growing out of the vents, with no resolution the ENTIRE year we were there. After spending $2400 on rent per month, and never being late, we expected at least some kind of rectification.
We were extremely shocked at the $720 they kept from our deposit after all the stuff they said was done to the property after we moved out. We think it was extremely exaggerated! We took very good care of the house as it were our own. We have great references from other rental agencies we've used. Very disappointed in how the company handled things.
In addition, upon using the military clause in our lease and giving 30 days notice as required, they waited until day 29 of their 30-day allowed timeframe to give us notice of intent to make claims against our deposit. Day 29 is when they SENT the intent OUT. It is day 31 and we still have no notice and no money, including our almost $1000 deposit. If they took their business seriously, they would work to keep tenants happy and move things in a timely fashion. After several unreturned calls inquiring about our deposit, I finally had to submit a lawyer-speak "contact us" request through their website to get any kind of answer. Finally, when I used Big Kid Words, instead of asking nicely, I get a response.

The residential leasing department keeps my properties rented at top dollar, with minimal downtime. If you are looking for a great real estate firm, your search has ended. I never worry about my properties because I know they are in good hands!
Tracy is the lead property manager, she is amazing! I am blown away with how efficiently the office runs and how friendly the staff is. I am very impressed with the documentation they provide to the homeowners. It's a pleasure knowing Tracy and her staff.
Please never lease from them. Run far, far, FAR away. Unprofessional behavior and grey-area business ethics abound.
